South Bend Hardwood Floors is a locally owned hardwood flooring contractor serving South Bend, Indiana and St. Joseph County. We recoat, refinish and repair hardwood in this area's older housing, and a large part of what we do is rental turnaround work.

Most of South Bend went up through the Studebaker decades, when the plants were running and the neighborhoods around them filled in quickly. Those houses were floored in red oak as standard rather than as an upgrade, which is why there is so much good wood here under so much carpet.

The number that shapes our work more than any other is that nearly four in ten homes in South Bend are rented. Rental floors do not wear the way an owner-occupied floor wears. Instead of one family's even use over forty years, you get concentrated scratching, gouges, pet damage at doorways, and finish left too long because nobody owned the problem long enough to fix it.

It costs about half, takes a day, removes no wood, and fits inside a turnaround window. A floor only has three to five sandings in it across its whole life, and sanding at every second tenancy spends that budget in a decade.
