Hardwood Floor Refinishing in Granger, IN

Granger is an unincorporated community northeast of South Bend and it is the one place in our service area where almost nothing we say about the rest of it applies.

Granger is new. The housing here is largely recent construction rather than the Studebaker-era stock that defines South Bend and Mishawaka, and it is predominantly owner-occupied rather than rented. There is very little century-old oak hiding under carpet, because there is very little century-old housing.

That changes the work substantially, and any contractor telling you about restoring irreplaceable old-growth wood in a Granger house is reciting a script written for somewhere else.

What is actually here: newer solid oak that refinishes normally, factory-finished strip flooring, and a great deal of engineered wood. Those three need different handling. Newer solid oak is straightforward. Factory-finished flooring can usually be sanded, but the aluminum-oxide coating is hard on abrasives and adds cost. Engineered wood depends entirely on wear-layer thickness, and a fair amount of it cannot be sanded at all, in which case a screen and recoat is not just the cheaper option, it is the only safe one.

We check the specification before quoting rather than assuming. On a Granger house the most common correct answer is a recoat: the floors are young, they have their thickness intact, and the finish has simply gone dull.
