Rental floors carry a different damage profile from owner-occupied ones. Instead of one household's even wear over decades, you get concentrated damage: scratching in the traffic paths, gouges from furniture moved by people who were not being careful, and pet damage around doorways.

Scratches and Gouges

The distinction that matters is depth. Scratching in the finish disappears completely in a screen and recoat, which is why so much rental work needs nothing more than that. Gouges that have gone into the wood need filling, and if they are deep enough, board replacement, and at that point the room is looking at a full refinish so the repair blends.

Pet Damage
