Stain is the step where a refinishing job most visibly goes right or wrong, and it is the one part you cannot undo without sanding again. It is also, for a rental, frequently the step to skip.

Whether to Stain at All

Staining adds $1 to $3 per square foot and about a day to the schedule. On the red oak that floors most South Bend housing, a clear finish already looks warm and good. Unless you are matching an adjoining room or correcting a color you actively dislike, natural is frequently the better call on a rental, and it gets the unit back on the market a day sooner.

If You Are Staining a Rental, Go Mid-Tone

Very dark floors look excellent in a photograph and are a maintenance problem in a tenancy. They show dust, they show every scratch, and they mean more complaints and more touch-up work at turnover. Very light floors show dirt instead. Mid-tone browns hide the most, date the slowest, and photograph perfectly well for a listing.

Species Decides More Than Color

Red oak

The default across this housing stock and the most forgiving. Open grain, takes stain readily, strong grain contrast. Most stain charts were photographed on it.

White oak

Tighter grain, cooler and more golden underneath, no pink undertone. Better base for grey and natural looks than red oak.

Maple

The difficult one. Dense and closed-grain, so pigment sits on the surface and blotches badly without conditioning or water-popping first. Many maple floors look better with no stain at all. If your floor is maple, ask specifically how the contractor plans to handle it before work starts.

How We Test

We mix on site and apply test patches directly to your sanded floor, not to a sample board. You look at them in the actual room, in daylight and under the lamps you use, before anything is committed.

What It Costs

Custom stain adds $1 to $3 per square foot over a natural finish, taking a typical sand-and-stain job to $4 to $8 per square foot. Color matching an adjoining room is quoted separately because it is test-and-adjust work.

What stain color rents a unit fastest?

Mid-tone browns, consistently. Very dark floors show every speck of dust and every scratch, which means more complaints and more touch-up between tenancies. Very light floors show dirt. A medium natural or a warm brown hides the most and dates the slowest.

Can you match the stain in the next room?

Usually. We mix on site and put test patches next to the existing floor, viewed in your own light. Age, species and grain all change absorption, so matching from a color card is guesswork.

Does stain protect the floor?

No, stain is color only. The polyurethane over it is what protects. Finish choice matters more than color for how long the floor lasts.
