New Carlisle is a small town west of South Bend along the old US 20 corridor, and it is the oldest housing in our service area. Where South Bend filled in through the manufacturing decades, New Carlisle was established well before that, and a handful of properties here predate anything in the city.

That matters because genuinely old housing is a different job from early-twentieth-century housing. In the oldest properties you find wide-plank softwood rather than the narrow oak strip that became standard later: pine and fir, laid in eras before machine-milled tongue and groove was the norm.

Wide-plank softwood needs a different approach. It is soft, it dents, and it cuts fast enough that a machine set up for oak will scallop it in one pass. It also moves more across its width simply because the boards are wider, so seasonal gapping is more pronounced. And on a floor with hand-planed surfaces or square-cut nails, aggressive sanding destroys the thing that makes it worth having. A screen and recoat is often more respectful of the material than a full sanding.
